Deer Springs Town Center

This project involved a 700,000 regional power center located at the interchange of North 5th Street at CC215 Beltway. The center consisted of 32 buildings anchored by several national chains. The commercial center featured town center aesthetics that included wider sidewalks, pedestrian friendly crosswalks, tree line roadways, outdoor gathering areas and a regional trail adjacent to the center.

Lochsa Engineering was responsible for the preparing the traffic impact analysis and designing the adjacent traffic signal systems. The traffic impact analysis addressed the impact on the local roadway network by performing a capacity analysis of the adjacent intersections and a corridor analysis of a two mile portion of North 5th Street. As part of the development two signalized intersections were installed to facilitate movement from the development while minimizing the impacts the local roadway network
