Lochsa Engineering provided civil and structural engineering design and construction services for a 47-story luxury high-rise condominium tower and spa. The 599 condominium suite structure features a 5-story podium below the tower consisting of two parking levels with 262 stalls, a valet area, office space, meeting rooms and a 50,000 square foot pool and spa on the 5th level, all integrated with the 520-foot tall tower. The parking garage is a post-tensioned cast-in-place concrete framed structure with a concrete shear wall lateral system to resist wind and seismic forces. The tower rises out of the podium structure and is constructed with post-tensioned concrete floor slabs and cast-in-place concrete columns supported on a drilled pile foundation system.
As part of our civil services, a drainage study update was completed. Due to the elevation of the lobby relative to the adjacent street, a flood wall was required along Arville Street. Lochsa Engineering completed the hydraulic and structural analysis of this flood wall. Lochsa Engineering also completed a vehicle circulation analysis in the valet area of the tower as part of the transportation analysis along with traffic signal development on Flamingo Road. In 2010, Lochsa Surveying provided an American Land Title Association survey map, showing the subject parcel boundary, all easements of record, and all physical improvements and encroachments onto the parcel.
